Questions

Buying a service station: common questions

Where can I find service stations for sale in Australia?

Servo For Sale lists service stations for sale across every Australian state and territory in one place: listings placed directly by brokers and private owners, plus servos advertised on specialist brokers' own websites, with a link to the broker. You can search by state, city, brand, fuel volume, price and type, and save a search to be emailed when a matching site is listed.

Is a servo the same as a petrol station, fuel station or petrol pump?

Yes. In Australia a service station is usually called a servo or petrol station. Buyers from overseas often search for a petrol pump, gas station or fuel station for sale, and they all mean the same kind of business: a site selling fuel, usually with a convenience shop, and sometimes a car wash, food outlet or truck diesel. Truck stops and roadhouses are larger highway versions.

How do I check a service station before buying?

Start with the numbers: fuel volume, shop sales, EBITDA, rent and the supply agreement. Then check the site itself: traffic past it, nearby competitors and their prices, zoning, flood and bushfire maps, the state contamination register and any proposed new servos or bypasses. Servo For Sale shows these checks on each listing where data is available, and the Site Data Report puts them in one dated document for your lender and advisers.

What is the Site Data Report?

A $449 (incl. GST) information report on one listed service station: everything Servo For Sale holds on the site, with sources and dates, questions to ask the agent, and official documents for some states (an NSW planning certificate or a Queensland contamination register search). It's offered only on listings with enough data, and isn't a valuation or advice.

Is it free to search service stations for sale?

Yes. Searching listings is free, and a free account unlocks the full figures, deal analyser and most site checks. The Site Data Report is the only paid option for buyers.

How many litres does a service station need to sell?

It depends on rent, shop sales and the operating model, but many lenders prefer sites selling over 150,000 litres a month. Volume should also fit the traffic: most servos sell to a small share of the vehicles that pass, so an unusually high share is worth checking with delivery records.

Does Servo For Sale check for contamination?

We check whether the address is on the NSW EPA list of notified sites or EPA Victoria's Priority Sites Register and show what the register says, with its date. Not being listed doesn't mean a site is free of contamination; buyers should get an environmental site assessment.
